KL Engineering, Inc. provided comprehensive civil and site design services for the redevelopment of a 5-acre industrial site into a 90,000-square-foot warehouse for Future Foam Inc. in Middleton, Wisconsin. The project included demolition planning, utility coordination, and full construction documentation for site layout, grading, erosion control, and stormwater management.
To enhance safety and circulation, KL designed separate access points for employee and truck traffic. The team developed a robust stormwater system featuring dual infiltration basins, a dry detention basin, and an Up-Flo® Filter — achieving a 51.38% reduction in total suspended solids, exceeding regulatory requirements. Where infiltration goals couldn’t be met, a fee-in-lieu strategy was implemented.
KL managed all permitting, including DNR and DSPS approvals, and provided stormwater as-built certification. Their role expanded to include public street coordination, concept planning, and multiple plan revisions. The site also incorporates energy-efficient LED lighting, supporting sustainability goals. A value engineering review led to a contractor credit exceeding $30,000.
